The company’s new project will meet the demand for premium office space in the ideal center of Sofia
At a working breakfast, in the presence of business partners, FairPlay Properties REIT officially announced the completion of the rough construction of FPI Tower – a premium mixed-use building in the center of Sofia. The new address of the business is 7 Yanko Sakazov Blvd., next to the Vasil Levski monument. The building is scheduled to be fully completed by spring 2025.
Mario and Anna Zaharievi – founders of FairPlay International AD, Milena Zaharieva, executive director of the company, Kristina Petrova, executive director of FairPlay Properties REIT, Olga Stoichkova, asset manager and Nikola Kuzmov, property manager at FairPlay, were present on behalf of the hosts.
Among the guests were representatives of chambers of commerce, business organizations and shareholders of the public company FairPlay Properties REIT.
The unique prime location of the building offers the perfect combination of sophistication, convenience and prestige. The leasable office area is 9000 sq. m. The office spaces offer flexible distribution and functionality, double floors, suspended ceilings, VRF 3-pipe air conditioning, independent ventilation in each office, LED lighting with DALI protocol, wiring category 6A. The central management system monitors and controls all building installations, including energy management. The elevators are the latest generation with regenerative inverters to recover up to 75% of the energy consumed. The installed photovoltaic system for internal use will cover up to 20% of the office building’s daily needs.
Тhe building is USGBC registered and once completed aims to achieve the highest level of platinum LEED certification (Leadership in Energy and Environmental Design) – the most widely used system for evaluating sustainable buildings in the world. A building’s evaluation criteria used in LEED certification are divided into 6 categories: sustainable location, efficient water use, energy efficiency, sustainable materials and resources, indoor air quality and design innovation.
On the ground floor, retail outlets, a restaurant and a multi-purpose hall are planned. Class A offices will be located from the second to the sixth floor, and from the 7th to the 13th floor, the building will be used for residential purposes.
“Our project is motivated by the need of companies for more sustainable, modern and comfortable office buildings that allow talents to develop their potential, stimulated by the environment that surrounds them. For now the construction of FPI City Tower is on schedule and in the spring of 2025 we will welcome the first tenants to their new home,” shared Kristina Petrova, executive director of FairPlay Properties REIT.
“Designing a premium building that is not only an office but also offers exclusive living space, our aspiration is to build a space that ‘lives’ 24/7.”
FPI City Tower cannot and should not be a quick project – from the purchase of the land, through the change of its purpose, through the challenges of entrusting design, facade and intelligent systems to selected partners who can execute it precisely and on time, everything it takes objective technical time. Calculations show that the project will bring a lot of added value to shareholders,” said Mr. Mario Zahariev, founder and CEO of the company.
