Park Lane Developments Breaks Ground on the New MFG Office Building in Lozenets

Park Lane Developments’ team turned the first sod on the building that will bring together the companies in the MFG group in one place

Park Lane Developments, a leading company in the construction and management of first-class business properties, broke ground on its new project – AYA business center in Hladilnika district, Sofia. The building will be the new home of the companies in MFG. This is the second large-scale deal in the office space market that Park Lane Developments has carried out, following the sale of a class A office building to SAP Labs Bulgaria in 2021.

Park Lane Developments launched the project in 2022 as a speculative investment, but early in the planning process, the Park Lane Developments team entered into a sale deal with MFG on a built-to-suit model. The design is adapted and reflects all the specific requirements the group has to create a comfortable, functional and modern office environment. MFG’s total investment in the project will be around EUR 30 million.

AYA business center will have a total area of over 13,350 sq. m. with eight above-ground and two underground floors. It is located near Vitosha metro station and the largest shopping center in Bulgaria – Paradise Center.

The architecture of the AYA business center impresses with the design of the facade, which is slanted and emphasized with 6 decorative solid facade elements in bronze color. The elements were chosen to correspond visually with the exterior of Park Lane Developments’ previous major project – SAP Center Sofia, located opposite the new building.

When designing, special attention is paid to care and responsibility for the environment and people’s health. The facade meets high standards for energy efficiency, sound insulation and solar factors. In the AYA business center there will be fast charging stations for electric cars and smart sensors that optimize the use of energy. The air will be filtered with ultraviolet (UV) lamps for improved quality.

The building will be filled with care for the people in the group and will provide amenities such as high ceilings (3 meters), functional and more efficient open-plan areas, a spacious top floor south-facing terrace with invigorating mountain views, a restaurant and a state-of-the-art gym.

The ground floor will house a premium wine and spirits store with adjacent tasting and presentation rooms by Seewines, part of the MFG group.

The name chosen by MFG is present in Japanese and Arabic culture. Aya is a female name and means “beautiful” and “amazing” as well as “design”. The boutique winery that the group is developing – Aya Estate Vineyards – bears the same name.

The building will be completed two years after the start of construction activities.Funding is provided with the support ofUBB. The project of the building is by the company Planning of architect Iliyan Iliev, and the companies “Hydroinject” and “Venkov Engineering” will perform the strengthening and excavation of the construction.
